Louis J. Rogers
Founder and CEO
Louis J. Rogers is founder and chief executive officer of Capital Square 1031, where he oversees the firm’s Delaware Statutory Trust (DST) programs for investors seeking qualifying replacement property for Section 1031 tax-deferred exchanges and regular (non-exchange) investors.
Rogers also provides investment banking services for owners. He is a nationally recognized authority in structuring securities offerings for real estate investments and serves as a consultant and expert witness on Regulation D private placements, non-traded REITs, Section 1031 exchanges, DST and TIC programs, real estate funds, and issues related to broker-dealers and registered investment advisors.
Jeffrey A. Gregor
Executive Vice President, General Counsel
Jeffrey A. Gregor serves as executive vice president, general counsel, of Capital Square 1031 and its affiliates.
Prior to joining Capital Square, Gregor served in identical capacities for Daymark Realty Advisors (formerly known as Grubb & Ellis Realty Investors and Triple Net Properties), a wholly-owned subsidiary of Grubb & Ellis Company, serving more than 5,200 clients and overseeing a nationwide portfolio of commercial property totaling approximately 33 million square feet, including more than 8,700 apartment units.
Previously, Gregor served as senior corporate and securities counsel for Grubb & Ellis Company for nearly four years. Gregor managed the private real estate securities legal department, which had a portfolio of assets valued in excess of $5.7 billion located throughout 30 states and completed acquisition and disposition volume totaling approximately $10 billion on behalf of program investors.
Prior to Grubb & Ellis, Gregor was a senior associate and member of a nationally recognized real estate securities practice group at Hirschler Fleischer, a Richmond, Virginia- based law firm.
Gregor earned a juris doctorate from The University of Richmond School of Law, and a bachelor’s degree from St. Mary’s College of Maryland.

J. Sheppard Haw
Shep Haw represents Capital Square with high net worth investors seeking to co-invest in properties and portfolios. Haw leads the development of education programs for family offices, professional advisors and institutions. He has been involved in ownership and development of commercial real estate for more than 20 years. Most recently, he worked on the re-development of historic office buildings in downtown Richmond.
Haw spent 15 years in healthcare administration at the Massey Cancer Center and at Virginia Commonwealth University’s MCV hospitals. Prior to that, he served in account management with a southeastern advertising agency and as assistant to the president of Hampden-Sydney College.
He is a graduate of the Real Estate and Urban Land Development Program at Virginia Commonwealth University, and earned an M.B.A. from Duke University, as well as a bachelor’s degree in English from Hampden-Sydney College.

Kim S. Martelli
Senior Vice President, Investor Relations
Kim Martelli is senior vice president of investor relations for Capital Square 1031 and its affiliates. In this role, she coordinates all correspondence and cultivates relationships with investors and their registered representatives. She also oversees all pre-closing, closing and post-closing activities. She has more than 20 years of experience in the real estate industry, serving as an agent, title abstractor and quality assurance officer, closing team leader and 1031 exchange coordinator.
Prior to joining Capital Square, Martelli was responsible for developing and coordinating all real estate and investor closings, investor communications, documents, department policies and procedures, from the company’s initial offering phase through the closing. Previously, she served as a division manager for an online title search company, working with both residential and commercial accounts.

Shari Sears is the controller at Capital Square 1031. She has worked in the accounting field for more than 25 years, with 15 years of experience at two large publicly-traded real estate investment trusts. She has expertise in the following areas: accounting management, internal and external reporting, financial analysis, forecasting and budgeting, general ledger, accounts payable and receivable, cash and debt management, accounting systems implementation, and audit.
Sears was the senior regional controller at Brandywine Realty Trust, where she directed accounting for the Richmond, Virginia, Mid-Atlantic, and Austin, Texas regions with over 13 million square feet of owned, joint venture, and third-party office and industrial properties. Prior to joining Brandywine, she worked for Cornerstone Realty Income Trust as the controller of property accounting and assistant corporate controller managing the accounting for 90 apartment communities and the corporate office. Sears was the financial reporting manager at Alfa Laval and the controller at Robertshaw Controls Company. She began her career as an auditor with Ernst & Young.

Michael S. Waddell
Mike Waddell is president at Capital Square 1031, where he oversees the company’s asset administration group and its growing commercial real estate portfolio. He has 30 years of commercial real estate experience working with national, institutional and private real estate companies. Waddell joined Capital Square from Triple Net Properties, later known as Grubb & Ellis Realty Investors, where he last served as executive vice president and chief operating officer. He oversaw asset management and other operational areas for the company, which included its 20 million-square-foot, commercial property portfolio valued in excess of $3 billion.
Waddell has served in several key leadership positions, which included president of CCA Properties, LLC, a Virginia-based commercial real estate investment and operating company, senior vice president and executive management team member at Harrison & Bates (formerly affiliated with Grubb & Ellis) in Richmond, Virginia, executive director, head of East Coast, Latin America and Canada corporate real estate activities for The Walt Disney Company as well as vice president of asset management and senior project manager for The Rowe Companies and asset manager for Wachovia Bank’s Real Estate Investment Advisory Group. Chris Hirth is a senior asset manager with Capital Square 1031, where he oversees a portfolio of office, retail and multifamily properties. He has over ten years of experience in property and asset management of both multifamily and commercial real estate. Hirth joined Capital Square from CBRE | Richmond, where he managed a portfolio of over one million square feet of space, consisting of 25 office and flex properties in the Richmond area. Prior to his time at CBRE | Richmond, Hirth managed several multifamily properties in Richmond and Virginia Beach for PRG Real Estate. Seth Harris is executive vice president of investments for Capital Square 1031 and its affiliates.
Harris has more than a decade of experience in multi-family acquisitions and financing. He joined Capital Square 1031 from Landmark Apartment Trust, where he spent 11 years, ultimately as vice president of financial services. During his tenure, Harris completed approximately $1.3 billion in multi-family refinance and disposition transactions, purchased 56 multi-family properties with an aggregate value of $1.3 billion, and closed $900 million in multi-family financing from agencies, banks, insurance companies, and CMBS lenders. Over the course of his career, he has developed valuable relationships with a number of key players in the industry.
Harris earned a bachelor’s degree in economics and a master’s degree in real estate with a concentration in finance and investment from New York University.

Assistant, Asset Management
Maggie Scott serves as assistant of asset management with Capital Square 1031, where she assists Capital Square’s asset managers oversee a growing real estate portfolio. Prior to joining Capital Square, she spent four years in asset management with Daymark Realty Advisors, managing core institutional office, industrial, medical and retail assets in the company’s national real estate portfolio. Scott was also involved in the company’s acquisitions and dispositions. Previously, she served in a similar role with Grubb & Ellis Company, joining the firm in 2006. Scott joined an industrial chemical manufacturing company in 1996 as a business administration representative, where she was the liaison with international sales representatives in more than 35 countries.
Scott earned a degree from the American School Foundation in Guadalajara, Mexico.
National Sales Director
Margo Steahly is national sales director at Capital Square 1031, where she is responsible for sales of 1031 DST programs and other investment vehicles. Steahly promotes Capital Square and expands business development within the broker-dealer, registered investment advisor and family office selling group.
With more than 20 years of experience in the financial services industry, Steahly specialized in private placements in 2003, shortly after the passage of Revenue Procedure 2002-22 governing tenant-in-common (TIC) interests as Section 1031 replacement property. Her experience as a financial advisor made her well-suited to sell TICs and DSTs in the securities arena. While working for a pioneering TIC firm, she was actively involved with the first Tenant in Common Association (TICA) meeting, the predecessor to the premier industry trade organization now known as the Alternative & Direct Investment Securities Association (ADISA). While she served as director of tenant-in-common sales at ORIX (NYSE:IX), she helped develop a scalable business platform which incorporated a web-based, due-diligence, information-distribution system – a turn-key application and closing process for investors and a server-secured contact management database.
Steahly has authored several articles on 1031 exchanges and participates in leading industry panel discussions. In 2009, at the height of the financial crisis, she worked with ADISA’s Legislative & Regulatory Committee and lobbied Congress to unlock the capital markets.
She holds FINRA Series 7 and Series 66 licenses as well as a Bachelor of Arts in Business Administration degree from DePaul University in Chicago.

Senior Vice President, Head of Acquisitions
Whitson Huffman is responsible for sourcing and acquiring a wide variety of mixed-use multifamily, office and retail properties at Capital Square 1031. Prior to Capital Square, he was an associate at JBG Smith (formerly The JBG Companies), an NYSE-listed REIT and fund manager with a $4.5 billion market capitalization. While at JBG Smith, Huffman developed 1,300 residential units and over 210,000 square feet of retail with a total capitalized value of over $650 million. He also sought entitlements for over 1,500 residential units and 350,000 square feet of retail, with a projected capitalized value of over $400 million. Prior to joining JBG Smith, Huffman was employed as a consultant in the financial services group at Ernst & Young, working on multifaceted banking and capital markets projects for systemically important financial institutions. He earned a B.S. in Finance from Miami University Farmer School of Business and is completing a Master of Real Estate, Finance from Georgetown University. He is very active in a number of programs, including ULI’s Young Leaders Group and NAIOP. He is a chairman of the National Capital Chapter of Ducks Unlimited and Real Estate Games Committee Member of the Juvenile Diabetes Research Foundation.

Regional Vice President, Southwest Sales
Tamara Darling is regional vice president, Southwest sales at Capital Square 1031. She provides sales and marketing support for broker-dealers, registered representatives and registered investment advisors (RIAs) in Southern California, Alaska and Hawaii. Darling has more than 15 years of sales and marketing experience with the broker-dealer community where she gained extensive knowledge of Section 1031 offerings in a broad range of real estate asset classes.
Prior to joining Capital Square, Darling was national accounts manager with Axxcess Capital Partners, L.P., a boutique investment banking and advisory firm focused on real estate, energy and healthcare. She also spent time as national accounts manager at Argus Realty Investors, a national real estate sponsor that acquired $1.6 billion in commercial real estate during her seven years with the firm. She has held several key roles with other sponsors and developed valuable relationships with numerous industry professionals.

Jorge Figueiredo is a real estate professional with over a decade of experience. Jorge was most recently a Partner with Cornerstone Realty Advisors, LLC. In his role with Cornertsone, he was responsible for acquisitions, from sourcing targeted real estate to due diligence, financing, and settlement. He was also tasked with aiding in the effort to raise private equity.
From January 2015 through the sale of Landmark Apartment Trust to Starwood Capital Group and Milestone Management in January 2016, Jorge was the Vice President of Management Services for Landmark Apartment Trust. In this role, Jorge was responsible for risk management, ancillary income, national vendor partnerships, and construction. Jorge worked closely with the operations team to analyze and track current programs as well as implement new strategic initiatives in order to minimize risk and maximize value.
Jorge joined Landmark in 2007 and prior to his current role he has held titles including Acquisition Associate, Asset Manager, and Director of Ancillary Income. In addition to his experience in management of Landmark’s 33,000 apartment unit portfolio, Jorge has gained extensive experience in acquisitions and dispositions by participating in over $1 billion dollars in multi-family real estate transactions. Adam is executive vice president of development at Capital Square. Prior to joining Capital Square and running the development platform, Adam founded CAS Riegler Cos (now May Riegler Cos.), and Hook Properties. Both are full service real estate development and asset management companies. Since the inception of CAS Riegler in 2009, Adam has personally sponsored over $500MM in multifamily development, and the acquisition of a myriad of other product types including retail and commercial office. During that time Adam oversaw the acquisition, financing, entitlement, construction, and general execution of both for sale, and rental product in Washington, D.C. and surrounding markets. Adam brings extensive experience in developing both class A and B market rate apartments and condominium projects, often with a retail component. His former companies also frequently engaged in the creation and syndication of Low-Income Housing Tax Credits (LITHC) and Historic Tax Credits (HTC).

Julia Bard serves as chief operations officer of Capital Square 1031, where she serves as a liaison between the various departments and assists with strategic planning, monitoring, and investor reporting. Hill previously worked with S.C. Distributors where he raised equity across multiple alternative investment strategies as regional vice president in the Southeast territory. Hill was a part of S.C. Distributors’ institutional group where he served as regional vice president and worked with fiduciaries across 18 states. Over his five years at SC Distributors, Hill raised approximately $200 million.

Kahan was previously vice president of product management at TriLinc Global, where he was responsible for TriLinc-sponsored funds, focused on broker-dealer and registered investment advisory activities. Prior to joining TriLinc, Kahan was the National Product Manager at SC Distributors and oversaw several funds, which included the TriLinc Global Impact Fund. While at SC Distributors, Kahan raised over $200 million across several products.

Douglas A. Britton, Esq.
Chief Automation Officer and Compliance Counsel
Doug Britton serves as chief automation officer and compliance counsel to Capital Square 1031. He also is the founder of IM Services, which provides independent manager services to single-purpose entities, a term of art used by rating agencies for borrowers that qualify for certain securitized loans. Prior to founding IM Services, Britton was president of DAAIS.com, which provided automated legal document and information management services, emphasizing automation of loan transactions for banks. From 2000 to 2002, he served as special counsel for Hirschler Fleischer, specializing in lending, securities, real estate syndication, Uniform Commercial Code, tenant-in-common exchanges and general contractual matters. Previously, Britton was vice president of QCL Inc., a commercial printing company, and was responsible for all aspects of day-to-day operations during transition from acquisition until installation of permanent management. From 1988 to 1992, he held numerous positions with First Hospital Corporation, including senior legal officer and corporate secretary. Britton began his legal career as an associate attorney at Hunton & Williams, specializing in commercial lending and other commercial transactions. He earned his Juris Doctor degree from the University of Virginia in 1985 and his bachelor’s degree from the University of Virginia in 1981. He is a director of Novana Analytic Systems and has been a guest lecturer at the University of Virginia School of Law.
Regional Vice President, North Central and Northeast Sales
Matthew Johnson is regional vice president, North Central and Northeast Sales for Capital Square 1031. He is responsible for providing sales and marketing support for broker-dealers, registered representatives and registered investment advisors (RIAs) within the territory.
Johnson has spent the majority of his career in alternative investments. He was previously a regional sales director for AEI Capital Corporation, a long-standing alternative investment sponsor focused on 1031 exchange solutions and limited partnerships, and was responsible for overseeing sales and marketing activities in the midwest and eastern territories. Johnson also spent time as a financial advisor with Ameriprise Financial.

Fischer has more than 10 years of experience. He began his career as a financial advisor with Ameriprise before he became a wholesaler for some of the top alternative investment sponsors in the country. Donna Quick serves as manager of investor relations for Capital Square. Prior to joining the company, she acted as U.S. marketing manager for Cabletime USA, where she managed its New Jersey office. Investor Relations Closing Agent
Janet Easterling serves as investor relations closing agent for Capital Square 1031. In this role, she works with investors, broker-dealers, financial advisors, qualified intermediaries, staff members and legal counsel to help document the closing of DST investments as replacement property under Section 1031 of the Internal Revenue Code. Previously, she worked for a local financial institution and has several years of experience as a mortgage loan operations specialist where she processed loan modifications. While working at Newport News Shipbuilding as a production controller, Janet furthered her education at Hampton University where she received her bachelor of science degree in Business Management, graduating Magna Cum Laude and as a member of the National Dean’s List, as well as a member of the Alpha Mu Gamma Honor Society.
Melodie Bobko serves as paralegal of Capital Square 1031, supporting the firm’s executive vice president and general counsel. Bobko has more than 20 years of experience in the legal and real estate fields as a commercial real estate paralegal. Prior to joining Capital Square, she served as senior corporate paralegal of a nationally recognized real estate securities practice group at Hirschler Fleischer, a Richmond-based law firm, in the business law and real estate securities practices groups. Bobko worked closely with investors, brokers, lenders and outside counsel to coordinate and prepare investor blotters, calculate cash and percentage investments, prepare Form D and Form U-2 securities compliance filings with SEC and investor states, prepare investor documents, review escrow and exchange documents, coordinate bank accounts for distributions, coordinate closings, and prepare closing binders. She was also responsible for the formation and qualification of TIC or special purpose entities and preparation tax and annual report filings.
Previously, she has also worked in commercial title underwriting, private and municipal property development and management, and development and RFP coordinator for a local arbitrage rebate company. Most recently she served as senior commercial real estate paralegal for both Hirschler Fleischer and Troutman Sanders, working on commercial real estate transactions for a regional healthcare system and a national supercenter chain, respectively.

Irene Collier serves as investor relations post closing administrator for Capital Square 1031 and its affiliates. Previously, Collier worked with a local Virginia real estate firm where she was instrumental in implementing procedures to facilitate the growth of the company and strengthen relations with owners and tenants. She has more than 10 years of experience in the hospitality industry and extensive experience in customer and investor relations.

Investor Relations Support Specialist
Kim Zachery serves as the investor relations support specialist at Capital Square 1031. Prior to joining Capital Square, Zachery served as the head office specialist at James River Irrigation, a Richmond-based company, where she oversaw client accounts and financial reports. Zachery has aided and trained fellow employees at various companies throughout Richmond.
Zachery has over nine years of combined experience in administrative duties and as a customer service professional. Zachery earned a general studies degree from J. Sergeant Reynolds Community College.
Sydney Morgan serves as the marketing manager at Capital Square 1031. She has years of experience in the marketing and events fields, where she demonstrated the ability to ensure timely completion of project deadlines while maintaining strong client relationships. Prior to Capital Square 1031, she served as a communications manager at the Blacksburg Museum and Cultural Foundation, and then entered the Richmond community as the events manager at Buz and Ned’s Real Barbecue.

Cozie Sawyer serves as the assistant controller at Capital Square 1031. As a dedicated accounting professional, Sawyer met the accounting needs of corporations and individuals in the real estate industry for more than 17 years.
Sawyer worked primarily as a senior analyst for a publicly traded hospitality real estate investment trust. During her tenure of more than a decade she created, implemented and oversaw the capital expenditures’ accounting for hundreds of Hilton and Marriott hotels nationwide. Previously, she worked as an accountant for a multifamily REIT. In this capacity, she obtained a strong financial background, excellent leadership skills and the extensive knowledge needed to meet organizational and financial objectives.
Sawyer graduated from Old Dominion University with bachelor’s degrees in business administration as well as accounting and statistics. She earned an M.B.A. with a concentration in management from Strayer University.
Linda Vikmanis serves as cash manager for Capital Square 1031. Vikmanis is a Certified Treasury Professional (CTP) with over 20 years of experience in cash, treasury and accounting management. She is focused on building internal controls to mitigate risk, while building strong relationships with capital partners and lenders to manage cash flow and maximize profitability.
Prior to joining Capital Square, she worked in the treasury department at Media General, Inc. as cash manager, where she was responsible for maintaining all bank accounts, cash forecasting and journalizing cash for more than 70 business units. She also managed the bank and merchant credit card relationships, issuing RFPs to reduce costs and streamlined processes, such as a Treasury Workstation and fraud prevention services to save time and money.
Vu Nguyen is a portfolio accountant at Capital Square 1031, where he oversees the accounting and financial analysis for numerous properties. After graduating from Virginia Commonwealth University with a bachelor of science in accounting and a minor in mathematics, he started his accounting career as an associate with Ernst & Young. At EY, he provided assurance services to public financial services clients in the banking, capital market, wealth and asset management industries, testing and analyzing balance sheet and income statement accounts, designing and testing controls and performing tie-outs. From there, Nguyen moved to the private sector, where he delivered assurance services to private companies in the investment funds industry.
Giselle Jacob is a portfolio accountant for Capital Square 1031, where she oversees financial reporting and analysis for a growing number of properties. Jacob has over six years of accounting and audit experience serving a variety of clients and industries, where she demonstrated a commitment to client service and technical excellence. Prior to joining Capital Square 1031, she worked as a property accountant for a real estate company where she managed financial reporting for a real estate portfolio.
Jacob earned an M.B.A. from James Cook University, Singapore and a bachelor’s degree in accounting and economics from Mumbai University. She also completed her Professional Education II of Chartered Accountants of India in New Delhi.
Bhavisha Mistry is a portfolio accountant for Capital Square 1031, where she oversees the day-to-day accounting for a growing number of properties sponsored and managed by Capital Square. She has more than 14 years of working experience in the financial industry and hospitality sector. She earned her Bachelor in Business from Mumbai University and a Post-baccalaureate Certificate in Accounting from Virginia Commonwealth University.
Akeem Hardy is a portfolio accountant for Capital Square 1031, where he is responsible for the accounting and financial analysis for the growing number of properties in the company’s portfolio.
After earning his bachelor’s degree in Accounting from Randolph-Macon College, Hardy began his career as a staff accountant with Myers and Stauffer, where he acquired accounting and audit skills in the review of Virginia Medicaid claims. Prior to joining Capital Square 1031, Akeem worked for a major farming and construction company as a staff accountant.
Senior Accounting Specialist
Laura Mouser serves as senior accounting specialist for Capital Square 1031 and its affiliates. Previously, Mouser worked as an accounts payable specialist with a local manufacturing company where she was instrumental in creating and updating policies and procedures in the accounting department to increase productivity with vendors and to promote profitability. She brings more than 15 years of experience in the local business community and in customer relations.
Anne Bartholomew serves as an accounting specialist at Capital Square 1031, responsible for the firm’s accounts payable. She previously was employed by a for–profit college where she served as registrar, bursar and financial aid officer. She earned a bachelor’s degree in business administration and marketing from Radford University.
Human Resources Director
Tangela Lambert serves as human resources director of Capital Square 1031. She has over 10 years of experience in human resources and employee relations, with an emphasis on businesses that do not have access to full-service human resource professionals. Tangela earned a bachelor’s degree in business management from Hampton University and an MBA from Liberty University in Human Resources Management.
